Every room in the complex is privately owned and what appealed to us was the unique revenue policy that on any night, the net revenues are shared with every room owner even if your actual room was not rented that night. The Resort has a fully equipped convention centre, fine dining restaurant, coffee shop, 2 hot tubs, 2 pools with one designated for adults only, walkways, secure underground parking, fitness room, steam room, and of course, a world class winery and grape vines on site. All rooms are ABCD and full owners own all four quarters and pay full taxes and full monthly Spirit Ridge Owner's Association fees which are similar to strata fees. The purchase of this B portion, means you only pay 1/4 of the taxes to the Osoyoos Indian Band and 1/4 of the monthly Association fees. The land itself is a federally managed lease from the Indian band and this band is known world wide for its developments and the financial expertise in looking after itself instead of depending on government handouts. Owning 1/4 of the room, means you have full ownership rights to use the room, all the amenities of the resort and collect revenue for 13 weeks a year. Unlike a timeshare which gives you the privilege to use a property, you actully have full title to your one quarter share. As the weeks rotate each year, there is a calendar of your 'weeks in 14 day blocks' right through to 2025. You may get the long weekend in July one year and the September long weeked in another year. Your two weeks always start on a Friday morning and end 14 days later on Thursday evening. This allows you to make full use of the two weekends in the period instead of being forced out early on a Sunday. You book your desired days with the Resort and all you have to do is pick up your keys when you arrive. No maintenance or cleaning to do at all. On your departure regardless of your length of stay, there is a $73.50 inc taxes fee to clean your room for future guests. Room 132, not designated as a pet friendly unit, is located on the first floor of the Lavender building on the mountainside. Being at the end of hall means you do not hear a lot of the corridor traffic or the elevator in use. Experience has shown that this location allows you to enjoy the early morning sunshine on your patio and continue to use the patio in the shade during the very hot afternoons in the summer. Those owners who overlook the lake find the hot sun during the summer days inhibits their enjoyment of their patio. Also, those who overlook the courtyard pool find the noise from the pool full of children and adults very annoying. By the way, there is a rooftop patio on the nearby Desert Suites building where you can sit and enjoy the lakeview until late in the evenings. The room, as with all rooms, has a fully equipped kitchen with full size refrigerator, fullsize stove with oven and a microwave. The dishwasher is a half size model but works just as well as a full size one. The open plan provides a granite top dining table with four leather backed chairs and a living room with the standard flat screen TV, electric fireplace, and secure private wireless for those in the room. The couch folds out to provide a bed for children or your guests. Sheets, blankets, and pillows are provided in the room. The separate enclosed bedroom has a king size bed, side tables, dresser, two closets and a second flat screen TV. The adjoining bathroom has a full size shower, soaker tub, and a separate private toilet behind a pocket door. The room has towels and robes for the pools and hottubs and all the kitchen pans, plates, glasses etc. ready for you to use. The patio has an electric barbecue which avoids flareups under the patio cover. Being in Phase two of the development the room has its own stacked washer and dryer if you need it. After nine years of using the unit on most weekends in our rotation schedule, we have put the unit up for sale due to health reasons. Being able to stay in the area in all the seasons allows you to ski at nearby Baldy Mountain Resort for a very economical rate, enjoy the first fresh fruit in the late spring, experience water and other summer activities at the Resort's own beach area accessible by a Resrot shuttle and nothing is more relaxing than going to various wine events year round and especially the fall Okanagan Wine Festival. You can also allow friends or special customers to use your unit on your rotation days and for years I gave away three weeknight blocks at the Resort to my golf group members as a gift at the end of each golf season. You are not allowed to 'privately rent' your unit but you can give away nights as a reward. Of course, the $73.50 houskeeping fee is applicable when they leave. The resort has the world famous first indigenous winery, Nk'Mip Winery on site and over the years we have enjoyed several fabulous long table dinners and Winemaker dinners on the patio overlooking the vineyards and lake. After the meal and wine, you just walk home to the unit. Other wineries such as Hester Creek or Tinhorn Creek in the South Okanagan offer similar gourmet dinners and usually provide low cost shuttles to and from the Resort so you can enjoy the evening and have a ride home afterwards. The challenging very well maintained Sonora Dunes 9-hole golf course is also on site and as it is 9-holes, it is playable thoughout the golf season including on hot days. For you and your visitors, there is the Desert Cultural Centre on site with a remarkable rattlesnake experience, a unique indigenous gift shop, and a extensive desert walk to learn all about the desert flora and fauna in the area. Your investment, five thousand dollars less than any other similar unit, gets you all of this. The monthly Property Management fee is only $155.61 (2018) to pay for all the maintenance and costs to replace and keep all the towels, dishes, glasses, cooking pans etc. in top shape for each visit to your own room or for hotel guests when it is rented.
